Seeking 1-2 co-owners for a “tenants-in-common” (TIC) situation. (Google Sirkin Law for more details on TIC ownership.)

This property has a main house and a small cottage. The house has two separate living units: a 2br basement suite and 2.5 bedroom main floor suite. The cottage is 400 sq feet plus a sleeping loft.

We have a shared yard and laundry. There’s a chicken coop, which currently does have a small flock of chickens. There are garden beds, a swing set, and an outdoor classroom where I teach music classes.

I’m offering 25% ownership of the property to occupy either the cottage or the basement suite, with buy-in at approximately $150,000; total monthly fees including mortgage, insurance, property tax, utilities and maintenance: $1200-1300.

There are two residents currently renting the spaces that new co-owners could occupy. I’m reaching out to new members because I’m looking to transition to co-ownership by this summer, and neither of the current residents has yet made a commitment to buy in. (Current residents do have right of first refusal.)
