Are you looking to find a small loyal family/extended family? Think The Walton’s or Friends with Permaculture and no religious overtones. Those are probably not the best analogies, but they are a start. Do you want to live sustainably but without giving up internet? This is more than just a small community opening!

I am looking for partners to help get a market farm and nursery off the ground. I have a large house with three empty bedrooms, but it would be a shared bathroom. Running water, normal toilets, all the stuff the state insists on is done and ready for use. The kitchen needs more cabinets, but we can work on that.

At the same time, we would like to have friends that are more like family. You know the old style families that helped each other, had shared goals and ideals and avoided the drama. We are only 3 people now and do not want to have 50 other people here.
The more important stuff! We are in zone 6B so we can grow greens year-round with one layer of cover! We have 20 acres, so plenty of land for market gardening and a plant nursery. We have a 20 ft cargo container to convert into a walk-in fridge for the produce using a cool bot.

We have three goats and 3 baby goats, some chickens as well as dogs and cats. This next point will turn many of you away and that is ok, but I will not budge on this one. No killing animals or raising animals to be killed or sold on the property. Eating meat is fine. We can trade for it or buy it. But no killing animals here.
We get manure, pest control, eggs, and more from the animals on the farm and they are not for killing.

Next stickler, no illegal drugs. You should be able to choose what you put in your body but until pot is legal, the state and feds will still take your vehicles and/or land if they can find an excuse. We are also nonsmoking. We have tried the “only smoke outside” before, but it never works. Sorry if that is offensive to anyone and I am not judging you, it’s simply not something we want to be around. Vaping would be outside only and we would ask it not to be repeatedly throughout the night as long as we are all sharing a house. Cabin or RV might be a possibility in the future where you could smoke inside your own space but we need some infrastructure in place first.

Now onto the good stuff. We have some garden beds that just need to be cleaned up from where the weeds got the better of me last year. We have a cattle panel greenhouse and working on a second. We have tons of seeds, some seed trays, a contract to buy wholesale plants as cheap as 79 cents each for fruit tree and shrub plugs. We have hand tools, some fruit trees planted but not bearing yet. We have gutters but need to install water catchment barrels.

I have three Permaculture design certificates; we have the mortgage covered for the year so have some freedom in that regard. We need help on the labor and if possible, buying some lumber and things for the farm.

We play board games, eat meals together and would like people that would enjoy an occasional movie or tv show in the evenings as a group as well. Private bedrooms but shared bathrooms.

We need help to get the market farm and nursery off the ground as well as doing some fun projects like an outdoor kitchen for summer and canning time, building a glass greenhouse, putting in a food forest and rocket stove plus many more.

Room and board come with this offer and we would need to chat and adapt my farm and nursery business plan to one that works for both or all of us. This would be a profit-sharing deal with the nursery and farm. Profits would be based on net, not gross unless you buy into the business with some coin which we can talk about if you want but that is not necessary.

For cash, we clean and mow properties and at the same time, we get lumber and other items to use on the property as well as leaves and mulch that we get paid to haul off. The fact we use them instead of burning or trashing them is simply Permaculture sense.

At the same time, it would be nice to have people that share our values and are also looking for community and extended family for lack of a better word. I do not care who or if you voted and do not want the politics drama on the farm. I am vegetarian but you do not need to be. Holidays, birthdays and such are celebrated without religious overtones. Boardgames, movies, and good conversation should also be part of your plan as they are part of ours.
