Imagine waking up to the scent of herbs drifting from the mountains, walking to the village taverna for coffee, working from your sunlit terrace, heading to the beach to unwind, hiking with sweeping views, or picnicking at a UNESCO World Heritage site — and then sharing dinner with neighbors who feel like chosen family.

At Greek Village Cohousing, we are creating pathways for exactly that kind of life.

We are developing Greece’s first modern community-led villages — rooted in the Mediterranean way of living, with strong bonds between neighbors, shared resources, more beauty in everyday life, and a more connected, meaningful way of living.

Intentional Community Incubation Hub:
Evi Gerou (Pare), a Greek American, is the founder of the Greek Village Cohousing Incubation Hub for Intentional Communities. She is the steward of an advanced new-build project, Taygete Cohousing Village, and is also working with interested members exploring potential retrofit and renovation projects. She has lived in cohousing and now helps others find their people and co-create intentional communities in Greece. Both groups use sociocracy to make decisions in their forming communities.

Our Current Community Pathways

Taygete Cohousing Village — New-Build Community in the Peloponnese, Greece

A mountain agrihood at the foot of the Taygetos Mountains, with pristine hiking, expansive views, herbs and food-growing landscapes, vibrant Mediterranean town life nearby, and extraordinary beaches near charming fishing villages within easy driving distance.

This is a traditional cohousing village incorporating traditional Greek village design and community elements, inspired by the breathtaking UNESCO village of Monemvasia. The village will be adjacent to an expansive wellness and lifestyle resort, with generous, nature-oriented amenities designed for everyday connection and year-round living, such as a farm supplying farm-to-table restaurants within walking distance, spa services, meditation areas, hiking, a vineyard, an ancient olive orchard, and more.

Plans for the cohousing village include a swimming pool, coworking suite, library, yoga and weight rooms, an indoor-outdoor kitchen and dining area for shared meals and celebrations, and additional gathering spaces throughout the village. The site is approximately 2.5 hours from Athens International Airport.

Stage:
Early feasibility stage completed. Site selection phase completed. Design phase completed. Studies, permitting, and zoning are largely complete, and the current building permit is in the modification stage. Preliminary excavation for the Common House and utility infrastructure has begun. The project now offers a much stronger foundation for a seed group of founding members to invest and co-create together.

Membership sought:
Starting in 2026, we are, for the first time, offering the opportunity to become fully eligible to invest. We are carefully growing a small seed group of invested founders and are looking for people who are not only drawn to cohousing, but who are also seriously open to moving abroad and building life in a multinational community. For those adventurers, we provide mutual support for that journey. This project is pioneering a truly international cohousing village in Greece.

The best fit is someone with communitarian values who also values pristine, expansive nature, the beauty of Greece, the Mediterranean lifestyle, good food, and shared life — and who is excited about, or at least willing to participate in, the real work of co-creating something larger than themselves that will provide all of us with both a legacy and a home.

Explorer Membership is the first step for those who want to immerse themselves in the process and explore whether this path is truly right for them.

Building timeline:
As utility infrastructure work begins in 2026, members themselves will play a major role in determining the timing of the next building phase, currently anticipated for early 2027. As investment opens this year and next, only 12 households out of 36 will need to commit investment funds in their homes in order for the next construction phase to move forward beyond utility infrastructure.

Price range:
Approximate prices range from €400,000 to €800,000, including the home plus a proportional share of land, commons, pool, sports and wellness amenities, solar and other infrastructure, taxes, and soft costs.

Homes:
The village is planned for 36 homes, including 1-, 2-, and 3-bedroom options. The majority of the 36 homes are traditional private cohousing homes, in the style of a Greek village, for year-round permanent residents.

There are also several co-living opportunities, including studio spaces within a 3-bedroom arrangement. In addition, there are a very limited number of part-time ownership homes for six months per year of village ownership. Because our village is inspired by organically evolved Greek villages, each home has its own floor plan. Floor plans are therefore shared with Explorer Members rather than posted publicly on the site.

Vision and Values:
At the heart of Greek Village Cohousing is a vision of creating home in Greece around belonging, shared life, and the people who will actually live there. We are seeking those who resonate with our shared values of community service and support, sustainability, inclusivity and diversity, shared governance, lifelong learning, respect and empathy, and respect for Hellenic tradition.

Exploratory Retrofit / Renovation / Prefabricated Projects

We are also responding to strong interest in an exploratory pathway focused on already-built, multi-home, village-style properties that could be purchased and transformed into cohousing through a founder-investor / resident-led group. There are a significant number of these properties available for purchase in Greece each year.

Similarly, a small group is forming to consider prefabricated Passivhaus homes and the purchase of land.

These opportunities are for people drawn to an earlier stage of development from the very beginning, as well as those seeking a price range of approximately €200,000–€400,000.

These projects are potentially lower cost, with less reliance on developers and more room for adaptive reuse, regeneration, and community-building.

A Home in Greece — and a Pathway to Permanent Residency in Greece, with the Benefits of Europe

For Taygete Cohousing Village, eligible non-EU buyers may qualify for Greece’s Golden Visa through a qualifying home purchase. For many, this opens a meaningful path to EU residency and life in Greece.

Some newcomers may also qualify for special tax regimes, including Greece’s 7% pensioner tax regime, if eligible. The cost of living in parts of Greece, including the Peloponnese, is significantly lower than in the U.S., Canada, Australia, New Zealand, and much of Northern Europe.
