Structure:

  • Trust-owned land with ground leases (not deeded lots)

  • Up to 10 homesites

  • Each lease includes ~0.75 acres exclusive-use, plus shared Commons (~2.5 acres) for gardens and low-key shared amenities

  • Lease term: 25 years + 10-year renewal option (good standing required)

Economics (draft):

  • $7,500 site fee at signing

  • $100/month ground rent with annual escalator
