Marble Falls Ridge Retreat is forming as a small, premium, nature-forward retreat community near Marble Falls, Arkansas—intended for people who want a quiet cabin basecamp near the Buffalo National River region and surrounding public lands.

Structure:

• Trust-owned land with ground leases (not deeded lots)

• Up to 10 homesites

• Each lease includes ~0.75 acres exclusive-use, plus shared Commons (~2.5 acres) for gardens and low-key shared amenities

• Lease term: 25 years + 10-year renewal option (good standing required)

Economics (draft):

• $7,500 site fee at signing

• $100/month ground rent with annual escalator

• Lessee funds and maintains their own cabin and site systems (water/power/wastewater), permits required

• Modest build standards: max 1,000 sq ft cabin + 300 sq ft accessory

• Quiet, dark-sky friendly, and stewardship-oriented

• Clear rules (no short-term rentals unless explicitly approved)
