We are an Eco-Village upstart with more than half a mile of nature trails, tent & yurt camping, deciduous woods with holly, ferns, flowing creek, ponding areas, & many other micro habitats to explore and enjoy.

Our primary goal is formation of an eco-village of tiny homes, tents, or other small footprint on purpose designs where people can be free individual thinking persons that share similar values regarding off-grid living, conservation/preservation, gardening, sustainability, etc. where we can share in planning, ideas, direction, and progress of the village as a village while every individual, couple, or family can still have their own private space in their tiny homes from little offshoot paths along the shared perimeter nature trail.

We have deer, fox, racoon, squirrel, chipmunk, ground hog, beaver, eagle, hawk, owl, cardinal, finch, swallow, humming bird, snakes, turtles, frogs, toads, salamander, and all other manner of wildlife either set up and living on property and/or passing through with regularity.

The woods are a mix of old forest hardwood, new growth softwood in a swath that was logged years back, a few conifer sprinkled in, and loads of holly trees with plenty of vines, briars, and even some blackberry bushes in a few areas. It is a relatively wild and natural forest save for activities in years prior.

The topography is a mix of many berms and bumps that slope downward towards the center of the landmass with many stretches of smooth terrain and shallow areas that can get marshy at times.

There is a spring a mile or so away that feeds a maintained river branch with steep sides that runs along our boundary with many points of access right on the trail.

There is a large opening where the garden, solar array and cistern, open grass camping, horseshoes, firepit, and yurt are located just off the driveway through either of a pair of short paths from either end.

The land is a triangular shape flanked on two sides by vast open crop fields with the third approaching the back yard of an on-grid residence whose woods meet ours just past the driveway and yurt opening.

The nature trail visits all aspects of the properties features and provides a good reference of the entirety that nature has provided.

Right now there is one full-time resident living big in a tiny house through frugality, ingenuity, planning, and labor who’s personal goal is to make the property available for others to enjoy as much as he does.

Over the past eight months the property has been transformed to include a stick built tiny house cabin, demo – restoration – addition – and upgrade of an existing off-grid yurt, very early season planning and creation of a large garden area including a tiny greenhouse for seeding, creation of more than half a mile of nature trail showcasing features and history of the property, a solar array for the tiny house with a shared 475 gallon rain water cistern, a fire pit with gathering and horseshoes activity area, many trenches and flow paths for storm run-off – flood control/prevention – and garden irrigation, a long driveway for parking from an old – overgrown – and abandoned logging trail, natural ponding that will soon become a permanent year round pond with fish, firewood found and collected to be cut and processed and ready for use, many spots for either open grass – wooded – or primitive camping, and more.

Planning and creation of a large garden including ways to reseed future crops from produce grown and methods feasible for off-grid long term food storage.

Use existing topography of the mostly untapped 13 acres of natural & wild land to the advantage of both people and nature to mitigate flooding by using nature’s gift of water and its ability to seek low spots and pond by following the path water attempts to flow on its own during rains and helping it get there through grading and removal of humus material, debris, high roots, etc. in its path into and through the woods to rapidly dry the opening for access to the yurt, gardens for growing, and activity areas from being mushy or muddy.

Build up or solidify the driveway/parking area and build a berm or curb through use of sandy deposits, clay, and nutrient depleted soils from the garden, trenches, or other areas because the floating pads created in late summer for are currently working by spreading the load of vehicle weight from a few inches per tire over a broad surface to prevent sinking in moist soil but the driveway has compacted to almost level with the adjacent marsh and floods during larger/longer rain events.

Creation of a year round pond(s) that can be stocked with small fish allowing nature to control or balance the mosquito population. A fish pond would enable people to enjoy nature without use of body sprays or employing broadcast chemicals to our environment, add more biodiversity in wildlife, introduce a new habitat to experience, and create new resources to harvest.

Use pond scum, biodegraded muck from puddles, humus, leaf debris, nut casings, bark from dead standing trees, algae, and other naturally occurring perpetually replenished resources as fertilizer to create rich soils for use in growing food and creation of nice lush green grassy areas for visits, gatherings, picnics, camping, and any other outdoor activities.

While each of us has the ability to choose to hangout, eat together, work together, sleep together, etc. it is not a requirement since the idea is to have a village of individuals rather than a commune of conformity.

We are all equal as human individuals and should respect each other’s opinions and perspectives if not in general at least regarding the place we live.

We will have a village meeting at least once per week for planning, funds, ideas, progress, resources, issues, events, and have a chance to bump into each other and be social if we hadn’t already otherwise.

We should appoint people that have prior experience, tendencies, or abilities to perform in certain areas to hold certain responsibilities or positions to prioritize and expedite issues on their own preventing need to vote on every single aspect of life every single meeting to better serve our time.

Every meeting should include an audit of performance and transparency of current standings by each appointee regarding each responsibility as a report to the village.

There should also be minutes or notes kept for reference regarding important aspects of topics regarding timeframes, agreements, deals, expectations, and other pertinent details regarding people involved and dates or measures set.

The property does have a legal owner so any projects, ideas, or issues that create large changes like a new building, creating new clearings, new driveways, etc. will need to be presented, discussed, and approved as he is on the hook as the legal owner with regards to taxes, laws, regulations, and all other aspects he is allowing us to escape from.

No. The idea is not to profit off of the village so much as it is to free the owner from the burden of taxes out of respect for him allowing us to live free as humans in nature on this property.

As a village we should want to prevent one individual from having to be the sole and only individual that pays for our combined ability to exist on the property, therefore finding means to take the burden of taxes off his hands is fair and right.

There should be a separation between personal money/property and village money/property.

If the village decides a brick oven would be a nice addition to the gathering area or wants to purchase a chainsaw to speed production of firewood the village should make the purchase rather than an individual while the entire village benefits.

If the village has spent unwisely or in an unexpected event requires more money than the village has in holding a person could choose to purchase village assets for personal use like pre-processed firewood or baked goods designated for sale to the outside. Otherwise the village will need to chip in from personal funds and/or figure out a plan beyond merely covering the costs of the land tax.

From the opposite view an individual should never anticipate that the village is responsible for paying their car insurance or buying them cigarettes.

If one person decides to pay for something for the whole village that is fine but should never be expected to.

There is no expectation that any individual should be the fallback or financial savior of the entire village.

Obviously if the entire village is on the line from some unforeseen event one may feel compelled to do so if they have the means but that individual should expect that the village would then hold a financial debt to that person and repayment of that debt should become the first priority of all village members and the focus of all village activities.

There are many ways with which we can all chip in by either selling garden produce, baked goods, crafts, YouTube or blog income, fixing tools, repairing engines, holding workshops, internet work, Fiver, etc.

From there, it is never a bad idea to have at least some income in case of emergencies or if we need to buy stone for a walkway, purchase solar panels, enjoy internet, or other fanciful things.

Obviously if we are growing our own food, collecting rain water, living in and with nature expenses will be small but what if one chooses to use propane for heat, buy solar panels, smokes cigarettes, or likes Twinkies?

Anyone can choose to use personal time or space and their allotment of resources divided amongst the village for their own opportunities even if by the same methods as the village decides to do so given it does not undermine the ability of the village’s ability to gain revenue.

One example might be not to sell your personal allotment of garden produce at a lower price outside the village’s produce booth just to get a few quick bucks as that would hurt the entire village. It might be better to see if the village would buy them from you to have more produce to sell, etc.

It would be a good idea if any issues of a personal nature regarding loans, deals, finances, or disagreements between villagers were brought up at the weekly meetings to prevent personal conflicts but not mandated.

Prevention and safe practices are the easiest and most effective ways to mitigate dangers.

It is imperative that anything regarding harm to others or their belongings and things you find see or hear that present a danger to property, persons, or continuance of the village be brought to the attention of the others as soon as you become aware of them.

If for example you see a tree leaning over the parking area or someone’s tiny house, perhaps see someone burning a campfire near dry leaves in the woods, a person cooking on a gas grill with a leaky hose, etc. we all need to know so we can take corrective or preventative action(s) as a village.

But what happens if a tree does falls on your car, a tool breaks while cutting a piece of wood for village revenue, or you get burnt while cooking a meal for a gathering?

We are looking for people interested in joining, helping, woofing, visits and outreach to members of existing groups, and others that share respect for living in a small footprint in and with nature, beliefs, and goals that enjoy anything from hiking, camping, gardening, relaxing, campfire, hangouts, work parties, or simply enjoying the fruits of nature with us.

All it takes is reaching out and we can set up times for just about anything you are comfortable with from calls, texting, virtual meet and greets, and day-trips to overnight visits, short stays, free 1 day camping, yurt rentals etc as a means to trial run for a permanent position in the village.

For those that prefer a longer stay we may be able to work out contribution camping, rentals, woofing, living on property F/T, and/or other arrangements before we jump all in on permanent membership.

Some other interesting activities and/or transactional reciprocations might include labor trades or barter through workshops, movie nights, canning, harvesting, seed sowing/germinating, firewood or processing of, tree topping, energy systems creation and/or building, trail creation/maintenance, etc.

Work or play, any time or any day, is pretty much as life could, should, and can be around here.
