PROJECT STATUS We are currently acquiring a 3-5 bedroom house (off-grid with outbuildings) on ~100 acres of land, plus an RV (guesthouse) that we plan to slowly transition into a communally owned eco-village commune and grief ritual retreat center. The community is currently made up of a couple who have been together for over 8 years: 1 musician/artist/organizer + 1 scientist/engineer. We have steady and reliable income to support the project long-term, have experience with home purchasing and ownership. With no delays, anticipated move-in is winter/spring 2026. THE PLAN Over the next two years or so, we’re inviting people with a shared vision to come live on property on a rent or work-exchange basis with the goal of forming our group of founding members. We intend to form the community within ~30 miles of a town of ~5,000 (with smaller towns within ~10 miles) to enable folks to have outside jobs if they wish. We will have internet fast enough for remote work (video calls, etc.). Once we have established the core group, we will collectively decide on our legal, membership, and community structures. Over the next ~5 years, we want to transition property ownership to a community owned legal entity (such as a land trust, LLC, etc.) in which all members share equity. We are actively researching and working to determine fair, desirable and practical equity accrual mechanisms and vesting schedules, but are fully committed to equal communal ownership of the property, assets, ventures, and liabilities. This will likely include retroactively awarding equity to early members who joined during the formation phase and stay on with the community as members. EXPANDING FROM HOUSE TO VILLAGE Part of our commitment to lowering financial barriers to joining, and keeping in the spirit of our other values, is co-creating low-cost living solutions. For the sites we are considering for this project, zoning already permits several additional dwelling types, such as detached accessory dwelling units (ADU), farm worker dormitories, etc. Accessory structures could offer a way to move common spaces (office, kitchen, dining room, etc.) out of the existing house to increase its dwelling capacity through minor renovation. Depending on how the community wants to build more dwellings over time, a variety of minor- and major-use permits are also available. We (artist+engineer writing this) are also excited to create low-cost alternative/natural/off-grid/low-tech/experimental structures, as long as they don’t endanger community members or the environment and natural life. There are several flat pads for siting dwellings, and we’re open to you bringing you own (such as tiny house or similar) or happy to work with you if you want to come build one. The Establishment is a 19-bedroom home in downtown San Luis Obispo. Our community is loosely organized around house dinners, home projects, group fun and community projects. It is our intention and that of the owners to have a close-knit atmosphere where all residents interact often and not just in a superficial manner. Rent and bills are organized more like an apartment complex than a co-op, everybody is individually responsible to the landlord. Food and supplies are all purchased on an individual basis. The house does have a small fund collected from a yearly party and monthly contributions by housemates – this pays for basic shared necessities, particularly toilet paper and cleaning supplies. The house is already stocked with a kitchen full of shared pots, pans, spices, appliances, dishware, utensils – those are not guaranteed as part of your residence, but are simply there to be shared. House chores are assigned on a rotating basis and housemates are expected to do an assigned task every week. The large kitchen, den and backyard are the only shared common areas – this is where “everything” happens. The kitchen has dry food spaces, which are assigned, and four refrigerators also assigned. In general, there isn’t too much kitchen space for your personal cooking goods – shopping small and often is usually required. While the house tends to aim for socially conscious and environmentally friendly practices, (rags over paper towels, waste sorting, and RO wastewater collection are current examples as of writing) there is no associated community mission. The number of vegan/veggie housemates varies. While many housemates own and drive a car, there is a strong bike culture including parking for up to 2 bikes per person and shared bike repair supplies. We are also located about 10 minutes walk from the bus transit center and downtown SLO, and less than 5 minutes walk from the Amtrak station. Housemates are usually nature loving, artistic/handy/otherwise skilled, curious, open minded, social (though not necessarily extroverted), and fans of shenanigans. Sharing a home joyfully with a rotating cast of 18-20 other people requires compassion, a thick skin, good communication skills, and a healthy dollop of patience. The initiative is in it’s infancy. So far, I started a mushroom garden and built hugelkultur beds but there is plenty left to do and plenty of good to come out of it. My next projects are a cob pizza oven, root cellar, greenhouse, mobile tea house and more.
We are located in a rural area on the Keweenaw Peninsula in the Upper Peninsula of Michigan that is about six miles or a 10 min drive from the town of Hancock, and three miles from McLain State Park on Lake Superior. Our climate has long winters with heavy snowfall with a defined spring, summer, and fall. Our USDA Hardiness Zone is 5b (-15F to -10F). The property is located 1/2 a mile from the Churning Rapids trailhead which contains mountain bike/hiking trails in the summer and cross-country ski trails in the winter and is right across the street from the Portage Canal. Each household has its own garden space, plus access to a shared community garden for food production. We maintain a comprehensive system for composting food and garden waste. We also encourage practices of waste reduction and creative repurposing of non-organic materials and “trash”. Adjacent to the garden is the poultry coop and yard, and an edible mushroom production area. Central to the property is a small horseshoe-shaped pond fed by Finni Creek which runs through the property and powers our hydroelectric system. Our other renewable energy systems include solar and community harvested firewood for heat in the winter. In 2020 we built an energy-efficient commons building that includes a studio apartment/community gathering space, workshop geared towards woodworking, root cellar, and indoor parking with an electrical vehicle charging station. We operate through the system of Sociocracy for decision-making and project management. This includes regularly scheduled work and policy meetings, about twice a month. Each household hosts brunch (or another agreed-upon meal) once a month in conjunction with meetings, with the expectation of additional community service work outside of formal meeting times. Many of our community members work full-time and part-time jobs outside of the community as well. Our community is currently exploring making a change in legal and governance structure from a landlord-tenant model to an owner equity model with the goal of increasing the sense of solidarity and investment among our members. We embrace multi-generational cohabitation and welcome people of all ages and stages of life.

It’s possible we are doing this backwards. We have an amazing piece of land assembled with 7-14 housing units already on it. It’s on 450′ of Cross Lake shoreline, walking distance to dozens of shops & restaurants, there is a great spot for a shared garden and community room. We don’t live there yet, but in 2030 (after our kids graduate from high school) we plan to make it our home and hope to share it with cool people who dig the idea sharing a weekly vegan meal together, using the common room for card tournaments, movie nights, or morning yoga. The long term goal is to create a Planned Unit Development or PUD either as an HOA or a Coop so we can sell the existing townhomes and single family homes while maintaining a common beach area and community room. It’s peaceful here in the Okanogan Highlands. Three humans, six goats, two dogs, three cats, and about thirty chickens. We live in campers, use solar, haul water, and catch rain. Buddhist Boondockers are a group of mobile nomads living on the road and in nature practicing mindfulness and studying and learning the Dhamma together. We meet regularly throughout the day to meditate. We discuss daily and weekly plans including when necessary relocating. We stay mostly in the Southwest and where temperatures and climate is at its most optimal. We are currently trying to develop and create a strong more coherent Sangha/community. Stacey, the creator of the group has been meditating and studying Buddhism for over 25 years. She has studied under some of the most prominent Buddhist scholars and Meditation teachers like Bhikhu Bodhi, Bhante Gunarantana (Bhante G) and Sayadaw U Tejaniya to name a few. She’s been in both the Ch’an (Zen) and Theravada tradition and has traveled and lived in Myanmar and Sri Lanka to further her knowledge and practice. Stacey has been teaching meditation since 2018 and started leading retreats in person and online since 2021. Stacey is an extremely dedicated Buddhist practitioner, and nothing gives her more pleasure than sharing what she’s spent decades learning with others, especially with the nomadic community. A 1300 sq.ft. two-bedroom, two bath, plus office home was recently completed along with other living spaces for singles or couples. All residents have a source of income for living expenses including rent. In our recently completed temple we have daily meditations, weekly dance classes, musical gatherings, inspirational sharings, and seasonal ceremonies. Currently we come together twice weekly for meals, meditations six mornings each week, weekly heart circles where we practice authentic relating, work in the garden and orchard, and hosting potlucks and kirtans for the larger community. At the center of each of our lives is deep listening to Spirit although it takes many expressions. We draw from many inspirational sources including A Course of Love, Choose Only Love, Thomas Huebl, Terry Patten, Eckhart Tolle, Thich Nhat Hahn, Yogananda, Tara Brach, Jack Kornfield, and Francis Weller. Some community members have lived in intentional spiritual community, including Ananda Village. We join in community to realize our potential. With open hearts we practice with different ways of creating compassionate union and relationship as we stay fluid and discover what works best. We make use of structure but seek to hold it neither too tightly nor too loosely. We are blessed to have each other as we learn to be more authentic and mindful. We are a community of 3 friends who love communal living because sharing makes life easier, better, and more fun. East Lake Commons is a cohousing community located five miles (eight minutes) from downtown Atlanta, and several miles southeast of the Little Five Points neighborhood. Completed in 2001, it includes 67 townhomes with 12 rental apartments attached, a 4500-sq-ft common house with a classroom, office, playroom, media room, woodworking room, workout room, and guest rooms. A playing field and children’s playground surround the common house. About half of the 20-acre site is dedicated to housing and parking on the perimeter; the remainder includes natural woodlands, wildlife corridor, and an organic garden with beehives, blueberry groves, and a spring-fed pond. Homes are clustered around pedestrian courtyards and walkways. Children can run and play with their friends in a safe and nurturing environment; teenagers have supportive role models; and seniors are actively integrated into the community. We are an intergenerational community with diverse religious, ethnic, cultural, and racial backgrounds, and differently-abled. What binds us together is knowing and caring about our neighbors. We manage the community ourselves using a consensus-like decision-making process. A backup voting procedure is also in place. Sunburst is a community whose ideology revolves around agriculture, education for all ages, combining alternative-technology education with holistic living. Our goal is to provide our essential needs for food, shelter, energy, healing, companionship and self-actualization by sustainable growing practices, regenerative farming techniques, harvesting renewable energy for heat, electricity and mechanical work, our goal is to be completely off grid, utilizing solar and other best practices. Intentions for our land will hold a teaching center, alternative housing such as tiny homes, yurts, tipis, schoolie, Earthship, tree houses, with emphasis on small, energy efficient, simple buildings, using recycled and local materials, when possible, with centralized community space for dinners, music, dancing, lectures and movies. An ideal intention, would include natural healing, accomplished through the innate healing abilities of our bodies, assisted by practitioners of chiropractic, massage, meridian therapy, herbalism, reiki, counseling and yoga. For our purification, our community will have facilities for bathing, swimming, hot water soaks, sauna, and sweat lodges. Food production will be from foraging, gardening, greenhouse hydroponics, aeroponics, aquaculture, farming, permaculture and agroforestry. We would like our community to be an exemplary model of responsible living on planet earth, teaching others our culture, on site and on www. Visitors are encouraged to come and learn, for a few hours, a few days or a few weeks, with several options for exchange of value.
