The Coastal Village is deeply invested in delivering a connected, rich community life.  Whether living independently, or with family, friends or pets, we believe that life is better, and more fun, together than apart.  Thoughtful architecture and clever community design will support our relationships.

Together, we will create a multigenerational, mixed-income, environmentally sensitive neighbourhood in downtown Sechelt, British Columbia.  We – owners, Rent-then-Homeowners and maybe even renters – will live in 20 private apartments, built for people – not for profit – and built to last.  We intend to create an affordable Rent-then-Homeownership Model that will allow you to live in your own home in TCV, from the get-go, before deciding to purchase.

Our socially conscious and patient approach guides our design decisions, clarifies our commitment to our members, lowers living costs over time and addresses Sechelt housing needs and priorities.

The Coastal Village will be designed, built and managed using the dynamic Sociocracy governance system – the glue of our resilient community.  Sociocracy uses consent decision-making, i.e. making decisions without coercion.  It also builds on small groups of “human scale” and increasing the flow of information and connection – the elixir proven to support a strong group foundation and increase success with neighbourhood endeavours.   TCV is not a commune.

We invite you to join us on this journey home to Sechelt, B.C., famous for its relaxed seaside vibe.  Sechelt “has it all” with a vibrant arts presence, unparalleled recreation opportunities, entrepreneurial spirit and strong community values.  With easy access to tidal, fresh water and backcountry recreation, it is a hub for outdoor enthusiasts.

Our Community’s Culture

We consider, up-front, the time, context and participation required to build a connected neighbourhood community.  We seek solutions for new ways of living through innovative development and clever planning and design.

Our goal is to strengthen our wider local community by delivering more housing choices and livability.  More than ever, we need to build robust, affordable homes for the long term.

The Coastal Village intends to design a socially sustainable and environmentally sensitive  neighbourhood not currently seen in this area – one that fosters supportive authentic relationships, cooperation, inclusiveness and fun!

Strong Community

  • Our Goal is Inclusiveness:   Multigenerational.  Diverse family composition:  families with children, couples, singles, single parents, Indigenous persons, LGBTQ2S persons, empty nesters, persons with disabilities.  Socioeconomic diversity:  homeownership, rent-then-homeownership and rental.
  • Neighbourhood with Common Purpose:  Shared vision and decision-making using a collaborative, consent-based decision-making governance model (see FAQ).  Enjoy community spaces where treasured social and collective culture thrive through regular connection, whether it be in the community kitchen, multi-purpose workshop, laundry facilities or an edible herb garden.
  • Generous Community Common House Facilities:  3000-3500 sq.ft. of community space that we all can use as our “second home” – gathering places for residents and visitors – with a lounge, mail room, community kitchen, entertainment/dining/meeting room, open area workshop-laundry,  kids’ and teens rooms room and guest bedrooms.   Members to decide on which shared amenities to include, e.g. daycare centre, yoga/music/t’ai chi room, crafts room, etc. – all designed to feel like an extension of your own home.
