Members of the Peaceful Community believe that the initiation of force is always immoral and that all human interaction should be voluntary. The purpose of the community is to establish a high trust, self sufficient, profitable village where people can live with others who share their values. The principles of regenerative, organic farming will be used to produce enough food for the members and for sale to others nearby. The primary operation of the farm will be a dairy.
The community must have a minimum of 50 members who will contribute to purchase the land, which will be divided into residential parcels and a land trust where the farm will operate. The farm will be run as an LLC. All Peaceful Community members will share the residential land as tenants in common and will be members of the LLC. All members will be beneficiaries of the land trust.
Members will use unanimous, consensus based governance on all matters concerning any disputes between the members.
WE, THE UNDERSIGNED, witnesses to the lesson of history — that no form of political governance may be relied upon to secure the individual rights of life, liberty, or property — now therefore establish and provide certain fundamental precepts measuring our conduct toward one another, and toward others:
FIRST, each individual is the exclusive proprietor of his or her own existence and all products thereof, holding no obligations except those created by consent;
SECOND, no individual or association of individuals, however constituted, has the right to initiate force against any other individual;
THIRD, each individual has the inalienable right of self-defense against the initiation of force;
FOURTH, explicit voluntary association is the only means by which binding obligations may be created, and claims based on association or relationships to which any party did not consent are empty and invalid;
FIFTH, rights are neither collective nor additive in character, and no group can possess rights in excess of those belonging to its individual members.
Accordingly, we hereby declare our commitment to peace, individual sovereignty, and independence, as part of the Peaceful Community.

Power and responsibility are shared relatively equally among members.
All disputes between Members of any nature whatsoever — including but not limited to property, personal, financial, or contractual disputes — shall be submitted first to the Peaceful Community Council for mediation and resolution.
If unresolved, disputes shall proceed to binding arbitration under the authority of the Council.
Only after the completion of these processes may any Member initiate a lawsuit or other legal action in court.
Any attempt to bypass this process shall be deemed a breach of this Agreement and subject to remedies.
Peaceful Community Council
The Peaceful Community Council (“Council”) is the central body responsible for mediation, arbitration, and unified governance across all Community entities.
Membership
The Council consists of all current Members of the Peaceful Community.
Each Member holds equal standing.
Authority
The Council has the exclusive authority to:
Mediate and arbitrate disputes between Members
Interpret and enforce the Master Agreement, TIC Agreement, Trust Charter, and LLC Operating Agreement.
Approve new Members.
Oversee coordination between the TIC, Land Trust, and LLC.
Procedures
Meetings require all Members present unless unanimously waived.
Quorum = 100% of Members.
Decisions require unanimous consent
The Council may appoint neutral mediators or arbitrators, but retains ultimate authority.
Dispute Resolution Process
Mediation Stage: Members in dispute must participate in good-faith mediation under Council oversight.
Arbitration Stage: If unresolved, binding arbitration shall be conducted under the Council’s authority in accordance with the Tennessee Uniform Arbitration Act.
Enforceability: Arbitration awards are binding and enforceable in Tennessee courts.
Relationship to Courts
No Member may initiate legal action against another Member until the Council’s mediation and arbitration process has been fully completed.
Any premature court filing shall be stayed or dismissed in favor of Council arbitration.
Members contribute a percentage of income to community funds.

Commercial For-Profit LLC
Who owns: All members as equity holders of an LLC share in profits or losses
Agreement: An LLC Operating Agreement requires unanimous consent for major decisions, outlines profit distribution, non-aggression principle, dispute resolution, and buyout/forfeiture rules.
Purpose:
House revenue-generating activities (farm stand, CSA program, agritourism, retreats, workshops, rentals, value-added products).
Create an economic engine that sustains the community.
