NOTE: This community is in the beginning planning stages. It will be several years before breaking ground. Also, the name will be determined by the founding group and will be a diverse open-minded group of Men, Women and Children. We will welcome anyone who is also open-minded.
This community is in the planning phase. We do not currently have a community and do not anticipate breaking ground until 2030-2035. We realize this is a long way off but we are working behind the scenes. The land has finally been released from a tax benefiting partnership but we are still a long way from the next phase. We are a group of Gay Men interested in forming a Community of like minded individuals. We will not discriminate and welcome anyone who is open minded and accepting.
The community is a Rural one that will be located in the deep South on several rural acres. We welcome anyone with serious interests to join us in the planning.
Subject to changes in the planning phase this community will be made up of 30 owner occupied houses/condos with a starting price of around $99k to $129k.
The project will include a common house for shared meals (though individual units will all have kitchens) and other social opportunities. There will also be other common buildings such as an outdoor terrace, pool, hot tub, fitness center, library, gardens, bike paths, storage and office space will be available for rent. We are also considering the addition of a few studio apartments that could be rented out.
To contact this community via mail please send correspondence to Boxholder, PO Box 34315 Phoenix, AZ 85067-4315

Still in Planning Stage but prospective members will have to follow a written process.
This community is still in the planning stages. In the future (2030’s) we will welcome visitors.
A few people (not elected by the broader community) make the major decisions.
Generally seek agreement, but have backup methods when consensus isn’t reached.
Power and responsibility are shared relatively equally among members.
We will eventually have a board and committees to oversee the HOA.
Members maintain separate personal finances with minimal sharing.

We are still in the planning process but everyone is expected to contribute hours towards cooking meals, cleaning, committee work, maintenance… but there may be options to earn money as well as other ways to contribute. Each household will own their own unit (or rent a studio from an owner) and pay their own mortgage payments, utility bills, as well as monthly HOA dues for the common areas as in a Condo arrangement.
