Exploring a cooperative homestead in Georgia/Tennessee and seeking practical feedback and potential founding collaborators. Early planning only: no property selected, no housing available, and no money requested. This is a working project name.
The concept: 3–4 founding peers, private small homes, shared land and infrastructure, and a local service business that could help cover shared property costs. Location, housing, business choice and legal structure remain open.
I work a tech/finance day job and would contribute customer intake, an AI receptionist, CRM, scheduling and marketing. I would like to meet people with building, trades, field operations or cooperative governance experience. The model budgets paid labor; ownership, work pay and residency need separate written agreements.
The initial $100,000/member target provides $300,000–$400,000. Our first model including contingency and reserves estimates about $410,000 for three members or $489,000 for four, leaving a $110,000 or $89,000 gap. These are assumptions, not quotes. We must revise scope and validate costs before commitments.
The model needs roughly $15,400–$16,500/month in service revenue to cover shared costs after paid labor, other business costs and a tax provision. Demand and margins are unproven. Personal expenses remain separate; there are no promised returns or free living.
Have you permitted multiple rural dwellings, built a small community or run a service crew? Which costs or governance issues would you challenge? Contact the profile author with experience, critiques or interest in helping shape the project.
A small community with private homes, shared resources and more control over our time. Proposed values are reliability, respect for privacy, transparent finances, fair compensation, collaborative decisions and care for the land. Future members would develop the final agreements together, including responsibilities, conflict resolution and practical exit terms. The goal is a debt-free property and a viable business; both still need feasibility testing.
No clear system is established.
Still developing or unclear governance approach.
Community operates shared enterprises that provide income.
Proposed model only: a cooperative service business with paid labor and reserves, plus separate personal finances. There is no operating business, established membership fee or current housing offer. Capital contributions, work expectations and legal terms must be developed with prospective founders after feasibility testing.
