Nörd Commons is a forming cohousing community in the Twin Cities metro, created by people who want more than just a house—they want real connection. We envision privately owned homes thoughtfully clustered around shared green space and a welcoming common house, designed to support both meaningful relationships and personal privacy.
This is a professionally led development. Our community is supported by an established Community Coordinator to keep membership strong and engaged, alongside nationally recognized cohousing consultant Katie McCamant. Development is guided by Urban Development + Partners (UD+P), ensuring the project stays financially sound and on track. Architectural design will be led by Bryan Bowen of Caddis Architects, bringing deep cohousing experience to the site and home design.
We are still shaping who we will become—and that’s part of the invitation. Nörd Commons is for those who want to help co-create a neighborhood rooted in mutual support, shared responsibility, and everyday connection. Multi-generational, cohousing, in the Twin Cities Metro
The pathway to membership at Nörd Commons is designed to be thoughtful, relationship-centered, and gradual — giving people time to explore whether cohousing and the community are truly the right fit.
The process includes two primary phases:
Explorer Phase
The first step is becoming an Explorer. Explorers are individuals or households who are seriously interested in Nörd Commons and want to learn more while actively participating in the early formation of the community.
Explorers contribute a non-refundable $150 household Explorer fee and are invited to:
Attend meetings and events
Learn about cohousing and the development process
Participate in land search discussions and early planning
Build relationships with future neighbors and project partners
Explorers also receive updates on potential land opportunities, development timelines, financial expectations, and community participation commitments.
Membership Phase
Once land is secured, households may transition from Explorer to Member. This phase marks a deeper financial and participatory commitment to bringing the community to life.
Members:
Participate in design workshops and development decisions
Contribute toward project development costs through structured cash calls
Establish seniority for future home selection based on the timing of membership commitment
During development, Members contribute toward pre-construction and land acquisition costs, which are later credited toward their home purchase at closing.
At its heart, the pathway is intended to help people move from curiosity, to connection, to committed community-building together.
