Riverfront house for sale in Santa Fe, New Mexico’s quiet Tres Placitas del Rio CoHousing Community. This lovely and very private end unit is surrounded by mature shade trees, and enjoys the sounds of the little Santa Fe River from the windows. It’s perfect for gardening enthusiasts, artists, small families, or folks who work from home. Low cost in-floor radiant heat, great insulation, operable skylights and clerestory windows, and high-end metal-clad wood windows add to the comfort and ease of living in this 1674sf 2 bedroom, 2 full bath home. A sunny bonus room designed as a studio could easily be a third bedroom, office, family room, or formal dining room. The central kitchen is the hub of the open-plan living area. There are many nice New Mexico touches that add to the charm of this artist-designed house, such as wood ceilings, nichos, a shady front porch banco, and Talavera tiles throughout. There are two designated parking spaces, and multiple spots for guest parking. The house sits on a small plot of privately held land, but because of its situation at the end of the driveway, there is a much larger “yard” space that is officially common land, but functionally is used just by this unit.

The Tres Placita del Rio community consists of 11 units arranged around small plazas. These are connected by a footpath leading to a large central plaza with outdoor kitchen, covered ramada, and water feature. Many tables with shade umbrellas make this a great place for meals and gatherings. Lovely gardens are tended by community members and hired gardeners. There is a large community garden and compost bins available for growing your own organic veggies. Many mature trees add shade and bountiful fruit. Beside the vegetable garden there is a barn and pens for the goat and chicken co-op. And finally, beyond the gate, the river flows just below the property. The city-maintained River Walk is easily accessible, offering a beautiful way to walk or bike the short distance to town.

Tres Placitas is a CoHousing Community which strives to operate by consensus, but uses majority rules decision making when that cannot be achieved. With only eleven homes on 2 ½ acres, individuals are expected to contribute some time towards the operation of the place. This contribution can take many forms, and should be fitted to each person’s abilities. There is an elected board of directors and committees for different needs. With 25 years of experience, meetings are generally well-run, quick, and congenial. Physical work on the property is nowadays often done by hired help.

Santa Fe sits at the base of the Sangre de Christo Mountains, a southern finger of the Rockies. The elevation is 7000’, which gives the city a delightful high desert climate, with over 300 sunny days a year, and four distinct seasons. Snow in winter is possible, but doesn’t usually stick around very long. Spring offers a flowing river, and beautiful gardens.  Summer monsoons bring wildflowers and green the hillsides. Autumns are famously beautiful here, with clear, deep blue skies and golden quaking aspens on the mountain. Temperatures are generally ten degrees cooler than those in Albuquerque, at 5000’.

Santa Fe is called “The City Different” for good reason. It is one of the oldest towns in the country, founded by the Spanish in 1610. It is full of Old World charm, and offers many cultural treats. The Native American Pueblo culture is strong here, as is the Hispanic tradition. With a population of around 85,000, Santa Fe is the smallest state capital in the US, and the only one without an international airport (although the much larger Albuquerque has one just an hour away). Famed for fine dining and the second largest art market in the nation, it offers many activities for residents and tourists alike, and Northern New Mexico is full of fascinating adventures.

We raised our twin daughters in this home, and found that a small community like this is ideal for families. Children have a large, safe, natural environment to experience, and many trusted adults for guidance. I’d be very happy if a young family were to move into this house. However, it was designed to be very flexible, and would be equally suitable to an older couple, a single person, or even unrelated housemates. I had plans to add a second story over the high-ceilinged second bedroom, to create a beautiful master suite with two big decks and amazing views of the river. But such an addition is certainly not necessary, as the house functions very well as it is. I planned it with aging in mind, and the master bedroom and bath are wheelchair accessible.

This community is a gem within the gem that is Santa Fe, within the gem that is New Mexico. I feel this house is on the very best lot in the community, and is the hidden gem waiting to be claimed. We are asking $495,000.
