Own a Share in our Downtown Berkeley Urban Farm Co-op

Have your own room-share and enjoy access to a shared house with a large yard! I have 3-
Bedroom shares being sold as part of a community-owned Victorian home near amenities and
Downtown Berkeley.

The Home & Grounds: A large, sustainably updated East Lake Victorian home in downtown
Berkeley.
The main house has 4-bedrooms, each with its own bath, and there’s a separate, complete
ground floor 1-bedroom apartment below. Plenty of Commons: parlor, living room, dining room
with cathedral ceiling. The assorted period doors contain noise and give the rooms character. A
big, airy solarium with great light.
The naturally-lit kitchen has a big center island for food prep, 2 fridges, lots of storage and
double doors leading out to a deck for nice party flow and BBQs.
The deck leads down to the big backyard chicken coop, garage and workspace perfect for
makers’ projects, and secure bike parking. The home has solar panels (aiming for net-zero),
radiant heat, and laundry-to-landscape plumbing for the garden from the upstais kitchen and
laundry, 2 separate washer/dryer areas.
The large workshop has 220 for things like plasma cutters (I have a dinky one you can use.)
Private, covered on-site storage for each owner will be constructed later this year.
The backyard is perfect for a food forest. The front yard already has a lemon and tangelo tree.
The chickens do like to greet everyone and sometimes ask to be pickied up. I’m a big fan of the
deep litter method so the girls keep coop clean. We’re averaging 4-5 eggs of different colors a
day. Three kittehs protect the yard and love to play inside and out.
The Neighborhood. The house is on a quiet street only 3 blocks from downtown Berkeley
BART and all of the downtown amenities: the library, YMCA, theaters, restaurants, coffee shops,
farmers’ market and more.
Your Room Shares. For $320,000 – $400,000 choose from three 1-bedroom shares in the
main house. Each has its own character and its own bathroom. Like a clawfoot tub and
beadboard; try the room downstairs. Want an L-shape with a separate corner for sleep and
another for work/play? Check upstairs. Also, the two upstairs bedroom-shares can work
together as a 2Bed/2 bath suite for a small family. Come see the nooks and crannies of storage
and the wonderful light these intimate spaces offer.
All house shares come with full access to our common spaces in the home and property. Where
else can you have a private space with your own bath that also comes with access to big spaces
you can use to host parties, build a backyard oasis and community?
The Community we’re building: Growing the core community now. I’ve retrofitted the
house layout and spaces so that it brings people together and also enables everyone to have
privacy when they need it.
There’s also a 1 bedroom apartment share available for $450,000. Same access to all the
great common spaces in the upper house but you have your own cozy kitchen/ living area as well
as bethroom and laundry. Separate entrance.
Purchase a share and join a stable community in a great neighborhood. A steady job and $50k
down minimum with strong credit (700+) is required. I’m willing to be the lender until we have
enough of the household together to refinance with a conventional lender.
Imagine a lively house where everyone’s doing what they enjoy, whether it’s reading, writing,

yoga, entertaining guests, gardening, photography (I have a big Beseler enlarger and it wouldn’t
be too hard to set up a darkroom in the workshop). I see an inclusive house full of artists,
makers, permies, homesteaders and other professionals of all stripes and ages, POC, LGBTQ+. I
want to laugh, share informal meals as well as the occasional dinner party, but feel comfortable
enough to just sit and read on my own.
